Some of the information you provide when filling your listing details is used in
the arrangement of properties in search results. This help travelers browse through
our listings in an efficient way. If you’d like your property to stand out from
other properties, you may want to attach extra importance on how your listing looks
in search results.
Priority of your listing in search results
The priority in which your property is displayed in search results reflects the
exposure your property receives when travelers search for vacation rentals. LodgeAway
shows listing that carries Platinum packages first, followed by Gold Packaged listings
and finally silver packages. To ensure your listing to be shown first in search
results, we suggest you to investigate the number of listing that will be shown
when a typical traveler will search for a property in your area.

When searching for the keyword “Italy”, the search results returns
several number
of result pages. In the first pages, platinum listings are shown, followed
by gold and finally silver listings. So if your property is listed as a silver listing,
you will probably end up in the last result pages, reducing therefore your property’s
visibility and exposure.
Choose your primary picture wisely The only picture of your property
that is shown to travelers in search results is your primary picture. It is the
only
Note: you may edit your primary picture by editing your pictures from your Control
Panel. Simply log in and click on the link “pictures” next to your listing.
Specify the exact location of your property Besides the featured
section in our homepage, the search results page is the only section where travelers
can found your listing. So it is important to show your listing in search results
as often as possible.
Identifying the exact location of your property would insure your listing to be
shown whenever a traveler searches for property in your area.
For example if you property is located in
USA > Florida > Disney / Orlando / Central Florida > Davenport
Your property will be displayed every time someone queries for the following keywords:
“USA”, “Florida”, “Disney”, “Orlando”, “Central Florida” or “Davenport” or browse
through the map all the way to this region.
But, if in your listing details when creating your listing, you selected it’s location
to be only in :
USA > Florida
Your property will only be displayed when the keyword “USA” or “Florida” is present
or when someone selects Florida from the map.
The importance of the title.
The title you have provided carries a specific importance. All words contained in
your title makes your listing available to travelers that search for those words.
For example, if your title is: “My little house on the prairie”, every time a traveler
searches for the following words:
“my”, “little”, “house”, “on”, “the” or “prairie”
your listing will appear in search results. Therefore, and efficient title is a
title that carries keywords most likely to identify your property and permits your
property to be separated from others.
Main features of your property
The “Main Features” section is an automatic selection of the most important amenities
and facilities that your property posses. This section helps travelers compare all
properties that meet their search criteria without consulting them one by one. Travelers
that have the choice between two, almost, identical property will more likely choose
the one that provides the most amenities rather than the one that has none. This
is the reason why, as the creator of the listing, you should ideally select all
amenities and facilities that your property possess
“Rates” that are shown are the minimum and maximum rates you have identified when
creating your listing. It is recommended to provide a minimum and maximum rate as
it helps travelers compare and pick the property that suits their needs the most.
Information that you provide in your listing details plays a crucial role in the
advertising of your property. Once a traveler chose his next vacation destination
he compares all available properties from that region to find the one that suits
his or her needs. In order to save time, many travelers would not bother asking
a question about a property’s features or amenities by email. They EXPECT most information
about the property to be available in its listing detail or in your property’s official
website. For this reason, you should provide as much information as you can about
your property when creating your listing. For example, if you omit to specify that
the property have a private in its description or if you haven’t selected private
pool as an amenity, a potential renter would suppose your property doesn’t have.
And if a private pool was one of the criteria he was expecting to find in his next
vacation rental, you may have just lost an opportunity to rent your property.
